…it
seems to be the “buzzword” these days for real estate
investment, retirement, second home location, and vacations. It’s
nearly impossible to speak to someone who hasn’t either been
there themselves or knows someone who has. The problem however,
is that many North Americans are not sure of how to take advantage
of this unspoiled jewel of Central America and the Real Estate opportunities
available.
Well, we decided to investigate on our own and have found it
to be a fantastic place for all of the above. We have incorporated
both our development company and our real estate company here,
and are actively conducting business. Our main office is in Escazu
with affiliates in Guanacaste on the Pacific Coast, the Osa Peninsula
in the South, Los Angeles California, and of course, Las Vegas
Nevada.
The main question on everyone’s mind is answered right
here…You do not have to be a citizen, nor a resident, nor
even have a presence in the country to own property in Costa Rica.
And your money goes a whole lot further down here than in the
US. I’m speaking of Pacific Coast undeveloped land that
can be purchased per square foot for the same price as cheap floor
tile at Home Depot. Or how about 1 acre + approved building lots
on the Pacific for under $150,000. Possibly a beachfront 2 bed/2
bath condo in Flamingo for $375,000? It’s all here but the
buying process is not without pitfalls. There is no mandatory
licensing here for real estate “professionals”, and
often they’re far from professional. Many a “gringo”
has been taken either intentionally or completely by accident
because the agent wasn’t knowledgeable. Our policy is simple.
We are bringing the North American mentality and procedure for
purchasing real estate here to Costa Rica. Our agents are either
licensed in the US or members of the Board here. Our contracts,
disclosures, inspections, appraisals, Listing Agent and Buyer
Agent agreements are being handled as in the US. We have a team
of attorneys who are licensed both in the US and Costa Rica, and
we are using Stewart Title Costa Rica and Fidelity Title to write
our title insurance policies. We have formed alliances with banks
that will loan to foreigners at competitive rates as well as private
party funding for those clients with more specific needs. And
they all do it with the honesty and integrity that you’re
accustomed to in the States.

to build, we can help. If you want to purchase property and rent
it, we can handle that. If you want to purchase for investment
and later sell, we can find the buyers. In short, we can handle
